OFFICE HOURS: Best of Canaan LLC opens at 9am seven days a week. Office doors will close at 5pm weekdays and 4pm Saturday and Sunday, but reservations can be made 24 hours a day at www.bestofcanaan.com. Phone 304-866-8680 and allow one of our knowledgeable staff to assist you in planning your Canaan Valley retreat.
OCCUPANCY: Each rental property has a maximum occupancy limit that has been determined to ensure safe and healthy living conditions for guests. Children under the age of two do not need to be considered “occupants”. Exceeding the maximum occupancy of a property is reason for immediate eviction without refund.
PETS: Dogs are only allowed in designated Pet Friendly homes and an additional $65 non-refundable fee will apply. Any violation with pets in a non-pet friendly home will be cause for eviction without refund and charges for additional cleaning will be charged to your credit card on file.
PAYMENTS AND DEPOSITS: When booking online the booking deposit payment is due when making your reservation. The booking deposit will be charged to the credit card you enter. Other payments can be made with a personal check, Visa or MasterCard. Personal checks for rentals will only be accepted 60 or more days prior to arrival. For your convenience Best of Canaan offers an E-Z Payment Plan. Payment plans vary so please be sure to ask our reservation staff for details. Full payment for reservations made within 60 days of arrival dates will be collected by credit card only at time of booking. Payment in full is due 60 days prior to your arrival.
RETURNED CHECKS: A $50 fee will be charged for any returned check.
HOLIDAYS: Holiday rates apply to Christmas, New Years, President’s Weekend, Memorial Day, 4th of July and Thanksgiving.
CANCELLATIONS AND REFUNDS: All cancellations are subject to a $79.50 cancellation fee. In the event that you cancel 60 or more days prior to arrival only the $79.50 fee will apply and the remaining deposit on hand will be returned. Cancellations made within 60 days of arrival will result in forfeiture of the full deposit. If changing dates or units the cancellation policy would apply. Ask for details.
CHECK-IN TIME BEGINS AT 3PM: Best of Canaan will make every effort to ensure that the rental property is ready for your arrival by 3pm, but cannot guarantee time. Refunds will not be given for a delay in check-in. Check in will be at the Best of Canaan office at 5546 Appalachian Highway, Davis, WV 26260. If you arrive in the area early do not hesitate to stop by our office to check the status of your rental. We are happy to get your Canaan Valley vacation started early when possible, but please, not before noon.
CHECK-OUT TIME IS 10AM: Before leaving the rental property, please follow the departure instructions posted in the house. Should you have any questions about departing procedures please phone us at 304-866-8680.
LATE ARRIVALS: Phone in advance to make arrangements for a late arrival. Arriving late will require an access code. You can find the code on your rental confirmation.
AGE REQUIREMENTS: You must be at least 24 years old to sign a rental agreement and gain entry to a house. Sororities and fraternities are strictly forbidden. Reservations made under false pretenses are subject to termination and forfeiture of all monies paid.
WINTER DRIVING: Best of Canaan can make no guarantee for weather, road or ski conditions; therefore no refunds will be given for bad roads or poor ski conditions. Roads and driveways are routinely plowed, but always come to the mountains prepared for winter conditions and mountain terrain. 4-wheel and front wheel all vehicles with winter tires and even chains are recommended for winter travel.
LINENS/TOWELS/SUPPLIES/EQUIPMENT: Linens and towels are provided. Please do not remove linens from the property. An initial supply of paper towels, trash bags, bathroom tissue, laundry, dish and bath soap are provided. You may need to purchase additional supplies during your stay. Rental properties are equipped with a coffee maker, toaster, microwave, dishes, utensils, pots & pans, etc. While most properties provide an outdoor grill, grills are not guaranteed in the winter months. In homes with a wood burning fireplace or wood stove, a reasonable amount of firewood is provided September through May. Starter logs and kindling are not provided. Please plan accordingly. Firewood in NOT guaranteed in June, July or August.
CLEANING FEES: Your current Visa, MasterCard or Discover will be on file with Best of Canaan for 60 days following your departure. Should cleaning beyond normal expectations be required when you depart, we will charge your credit card on file for the additional cleaning fee. This same policy will apply to furniture that has been moved and not put back in place. You will be charged a reasonable fee for the time it takes to correct the situation.
NO SMOKING POLICY: All properties are non-smoking. Smoking inside of a rental property will automatically create additional cleaning fees charged to the credit card on file. Smokers should plan to smoke outside and are expected to clean up after themselves. Failure to clean up the area before departing will result in additional fees.
